buyerlab does not provide financial, legal, or investment advice. Reports are for informational purposes only. Nothing on this platform constitutes a recommendation to buy, sell, or hold any property or asset. You should seek independent financial and legal advice before making any property purchase decision.

By creating an account or purchasing a report, you agree to these Terms of Service ("Terms"). Please read them carefully before using the buyerlab platform. If you do not agree to these Terms, do not use our services.

1. About buyerlab

buyerlab is a property intelligence service operated by LS Property Trading Pty Ltd (nextprop au) ("we", "us", "our"), ABN 79 682 707 017, a licensed buyer's agent operating in Australia. Our services are available at buyerlab.com.au and via the buyerlab client dashboard.

We prepare detailed property intelligence reports to assist buyers in researching and evaluating residential properties. Our reports draw on advanced institutional-grade data platforms, and are prepared by qualified analysts with real estate and market research experience.

2. Not Financial or Legal Advice

buyerlab reports are property intelligence documents prepared to assist buyers in their research. They are not, and should not be treated as:

Past market performance does not guarantee future results. Property markets are subject to rapid change and our analysis may become outdated.

You remain solely and entirely responsible for any property purchase decision you make. buyerlab and its operators, employees, and agents accept no liability for any decision made based on the contents of a report.

3. Eligibility

You must be 18 years of age or older and legally capable of entering into a binding contract under Australian law to use our services. By using buyerlab, you represent and warrant that you meet these requirements. If you are using our services on behalf of a company or other legal entity, you represent that you have authority to bind that entity to these Terms.

4. Your Account

Creating an account with buyerlab is free. You must provide a valid email address to register. You are responsible for:

You must not share your account with any other person. You must not create multiple accounts for the same individual. We reserve the right to suspend or terminate accounts that we reasonably believe are being misused or that breach these Terms.

5. Services and Delivery

Upon purchasing a report package and completing the intake form with the property address and relevant details, we will prepare your property intelligence report. Our standard turnaround is 24 hours from receipt of a complete intake submission. Delivery times are estimates and may vary based on:

Reports are delivered directly to your client dashboard and remain accessible there indefinitely. We do not impose a time limit on accessing previously delivered reports.

We reserve the right to decline a report request if the property falls outside our coverage area, if we are unable to source sufficient data to prepare a quality report, or for any other reason at our reasonable discretion. In such cases, a full refund will be issued for the relevant credit.

When you purchase a report package (single report, 3-pack, or 5-pack), you receive one or more report credits loaded to your account. Credits work as follows:

All payments are processed securely via Stripe, Inc. Prices are in Australian dollars (AUD) and are inclusive of GST where applicable. Full payment is required before report preparation begins. By providing payment details, you authorise us to charge the applicable amount via Stripe.

We do not store your credit card details. All payment data is handled exclusively by Stripe in accordance with PCI-DSS standards. Please refer to Stripe's Privacy Policy for information on how they handle your payment data.

Every buyerlab report covers all 15 standard sections, every time - no exceptions. The 15 sections included in every report are:

If any section is missing, incomplete, or does not meet our stated standard, we will revise and reissue the affected sections at no charge - typically within 24 hours of your request. We ask that you raise any completeness concern with us before requesting a refund, as our first response will always be to make it right.

This guarantee covers the completeness and quality of the report itself. It does not guarantee any specific negotiation outcome, property purchase price, or investment result. Property markets are inherently unpredictable and our reports represent professional opinions based on data available at the time of preparation.

10. Acceptable Use

When using the buyerlab platform, you must not:

11. Intellectual Property

All reports prepared by buyerlab are licensed for your personal, non-commercial use only. Once delivered, you may share your report with your solicitor, mortgage broker, or other professional advisers assisting with your purchase. You may not:

The buyerlab brand, platform design, software, methodology, and all associated content remain the exclusive intellectual property of LS Property Trading Pty Ltd (nextprop au). Nothing in these Terms grants you any rights in our intellectual property other than as expressly stated.

12. Limitation of Liability

To the maximum extent permitted by applicable law, buyerlab and LS Property Trading Pty Ltd (nextprop au), and their respective officers, employees, contractors, and agents, are not liable for any loss or damage of any kind arising from or in connection with your use of, or reliance on, the platform or any report or information provided through it. This includes but is not limited to:

Where our liability cannot be excluded under applicable law (including under the Australian Consumer Law), our total liability to you in respect of any claim is limited to the amount you paid for the relevant report or package giving rise to that claim.

13. Indemnity

You agree to indemnify, defend, and hold harmless buyerlab and LS Property Trading Pty Ltd (nextprop au), and their officers, employees, and agents, from and against any claims, losses, damages, liabilities, costs, and expenses (including legal fees) arising out of or in connection with: (a) your use of the platform; (b) any breach by you of these Terms; or (c) any violation by you of any applicable law or the rights of any third party.

14. Data Accuracy and Third-Party Sources

We prepare reports using data sourced from advanced institutional-grade data platforms and other reputable third-party providers. While we take care to ensure the accuracy and completeness of our analysis, we cannot guarantee that all data is current, complete, or free from error. Third-party data providers may have their own limitations, inaccuracies, or delays in updating records. Market conditions change rapidly and our analysis reflects conditions as at the date of report preparation only.

Nothing in any buyerlab report should be taken as a representation or warranty as to the accuracy of the underlying data.

15. Third-Party Services

The buyerlab platform integrates with third-party services including Stripe (payments), Google Firebase (authentication and database), Resend (email), Anthropic Claude AI (our Glen assistant), and advanced institutional-grade data platforms (property data). We are not responsible for the availability, accuracy, or performance of these third-party services. Use of those services is subject to their respective terms and privacy policies.

16. Platform Availability

We aim to keep the buyerlab platform available at all times but do not guarantee uninterrupted access. We may take the platform offline for maintenance, upgrades, or for reasons outside our control. We are not liable for any loss arising from any period of unavailability.

17. Australian Consumer Law

Nothing in these Terms excludes, restricts, or modifies any right or remedy, or any guarantee, warranty, or other term or condition, implied or imposed by the Australian Consumer Law that cannot lawfully be excluded or limited. If the Australian Consumer Law applies to any supply of services under these Terms, our liability for a failure to comply with a consumer guarantee is limited, at our option, to: re-supplying the services; or paying the cost of having the services re-supplied.

18. Governing Law

These Terms are governed by the laws of Australia. Any dispute arising out of or in connection with these Terms will be subject to the non-exclusive jurisdiction of the courts of Australia. We encourage you to contact us first to resolve any dispute informally before commencing legal proceedings.

19. Changes to These Terms

We may update these Terms from time to time to reflect changes in our services, applicable law, or for other operational reasons. When we make material changes, we will update the effective date at the top of this page. Your continued use of the platform after any changes are posted constitutes your acceptance of the updated Terms. We encourage you to review these Terms periodically.
